First look: 1000 new homes earmarked for Adelaide's south


Property developer Lanser will partner with the State Government to deliver around 1000 new homes at Onkaparinga Heights.

Lanser will lead the master planning and delivery of the 67ha site, located 35km south of Adelaide at the end of the Southern Expressway, with civil works expected to begin in the second half of next year.

The development is expected to deliver a diverse mix of housing options over the next decade, including larger family-sized allotments, courtyard homes, villas and townhouses, with at least 20 per cent to be affordable and sold through HomeSeekerSA.

The project will include extensive community infrastructure, with plans being determined for childcare facilities, Onka Heights insetlimited retail and hospitality offerings, and a potential aged care facility.

More than 10.8ha of public open space is also planned, with early concepts featuring tree-lined streets, six public reserves, and a connected network of walking and cycling paths linking with surrounding communities.

Under the Development Agreement, Lanser will deliver a minimum of 942 standalone residential allotments, with opportunities for additional housing outcomes through the potential inclusion of aged care and other residential products.

The development will also incorporate sustainability measures, including water-sensitive urban design, a mature tree canopy exceeding 30 per cent, minimum 7 Star NatHERS ratings for homes and a 5 Star Green Star Communities rating for the overall development.

Lanser Managing Director Shaun Bowden said the development would set a new benchmark for suburban living.

"At a time when housing affordability and supply remain critical issues across the state, our focus at Onkaparinga Heights is to deliver well-designed, well-connected and attainable homes without compromising on quality or community values,” Mr Bowden said.

Onkaparinga Heights adjoins a separate development by YAS Property & Development, also expected to deliver around 1000 homes, meaning the precinct could ultimately provide close to 2000 new dwellings for Adelaide's south.
