Unlocking more homes in Adelaide's north


About 110 allotments will be added to the Playford Alive development, following a land rezoning by the State Government.

The Playford Alive East Code Amendment will change the Munno Para land - which is well serviced by public transport and local amenities - from employment to residential.

The rezoning coincided with 22 new allotments hitting the market - the first of five planned releases over the coming months which will collectively deliver 171 allotments to help meet strong demand.

Titled 'Admiral Release' and located within the 'Woodland Precinct' of Playford Alive's eastern parcel, these will include a mix of block types, from compact urban villa blocks to larger traditional lots.

Meanwhile, works is progressing on 25 new affordable rental homes in Playford Alive - the first to be delivered under a State Government-led initiative to fast-track housing supply via a pre-approved panel of builders.

They are being delivered through Renewal SA's Builders Panel, established in July 2024 through a competitive tender to pre-qualify builders and streamline home delivery.Playford Alive East park view

Efficiencies such as pre-designed plans, fewer tenders and standardised contracts are helping cut early-stage delays.

About 200 homes are now being delivered by the 15 members of Renewal SA's Builders Panel at Playford Alive, Noarlunga and Seaton.

Renewal SA's Executive Director of Residential Project Delivery and Assets Peter Gatsios said interest in affordable, high-quality housing for Adelaide's northern suburbs remained strong.

"Demand continues to be driven by limited supply and Playford Alive stands out as one of South Australia's most affordable developments," Mr Gatsios said.

"We've consistently seen strong interest from first home buyers who value both affordability and convenience, and that momentum is expected to continue throughout the eastern parcel sales campaign."

Playford Alive’s eastern parcel will deliver more than 1480 homes including about 1300 individual allotments and five medium-density sites. Since the launch of sales in mid-May, nearly 80 allotments have been released to market and are now virtually sold out.

This follows the complete sell-out of the 282-allotment Newton Boulevard precinct in March, capping off a record year for Playford Alive in 2024 with a 63 per cent increase in sales compared to the previous year.

Of the 282 Newton Boulevard sales, over 65 per cent were within the Affordable Housing cap.

A collaboration between Renewal SA, the South Australian Housing Trust and the City of Playford, Playford Alive is one of Australia’s largest urban renewal projects.

Since its inception, it has delivered thousands of homes and community facilities including schools, a medical centre, railway station, wetlands and parklands, a $250 million town centre and more.
