People wanting to own one of the first apartments at Southwark Grounds can register their interest from today.
Known as 'The Bond', the complex will feature 125 apartments across 11 storeys, along with retail and hospitality spaces at ground level overlooking a newly created public park.
Being delivered by South Australian company Samaras Construction & Developments, construction on the building is scheduled to begin in early 2027, with the first residents expected to move in during late 2028.
The Bond is the first apartment development in what will become a decade-long pipeline of residential projects at the Southwark Grounds development at the site of the former West End Brewery.
The building has been designed to reflect the site's industrial heritage, featuring a three-level podium with brick, tile and concrete finishes, complemented by extensive greenery.
A large communal garden will sit atop the podium, offering residents outdoor dining areas, barbecues, lounge spaces, lawn areas and landscaped planting.
At least 20 per cent of apartments will be offered as affordable housing through HomeSeeker SA, in line with requirements across the broader Southwark Grounds development.
Construction of the first townhouses, known as Founders Row, is progressing with the first residents expected to move into the development later this year.
A new public plaza has already taken shape on the north-western side of Holland Street, outside restaurant Bloom.
The plaza will help connect the area to a future riverfront apartment development by Otello and Fortis, which is expected to commence later this year.
Heritage design company Mulloway Studio and landscape architects Aspect Studio are working on plans for Colonel Light’s Park, a major public space that will connect Founders Row and The Bond.
Southwark Grounds is expected to deliver approximately 1700 homes over the next decade, supported by a supermarket, retail and hospitality offerings, a childcare centre, public spaces, car parking and the revitalisation of the historic Walkerville Brew Tower.
Recent planning changes have also increased the precinct’s housing capacity by around 400 additional homes, with building heights in some areas now able to reach up to 14 storeys.
Samaras Construction & Developments Director Chris Samaras said The Bond would bring new housing options alongside ground-floor retail or café space to the heart of Southwark Grounds.
"The Bond brings together scale and warehouse character with real authenticity," Mr Samaras said.
"Combined with easy access to the city, walkable streets, bike paths, tram connections and the energy of Colonel Light's Park - it will be a connected place for the way people want to live today."
